Abstract

This research aimed to carry out a comparative analysis of the verticalization process of the coastal cities of Vitória-ES and Fortaleza-CE, located in different regions of Brazil, with their different processes of socio-spatial formation. The study was carried out through a bibliographic review, with research in books, theses, dissertations, periodicals, real estate business websites and journalistic articles, as well as with the analysis of data on the Demographic Census of the Brazilian Institute of Geography and Statistics (IBGE), information from the Municipal Human Development Index (HDIM) of the two municipalities and the estimated values of the square meter of space in the referred cities.

Local sources were also consulted, such as the following scientific institutions: Jones dos Santos Neves Institute (IJSN), in Espírito Santo, and Ceará Institute for Research and Economic Strategy (IPECE). The result of the investigation, which also generated tables and maps, shows, in addition to similarities, differences and singularities in the intensification of the process of verticalization of buildings in the two capitals, which culminates in socio-environmental problems and greater selectivity/elite of the geographic space, in addition to the increase in spatial segregation in these cities.
